Fountainebleau Door & Hardware Package

Gallagher-Kaiser Corp. was awarded multiple contracts for interior finishes for the Fontainebleau Tower project.  The Fontainebleau Tower is a 68 story, 3,812 units building on the North end of the Las Vegas Strip.  Gallagher-Kaiser was contracted to procure and install materials for the following scopes of work:

  • Doors, Frames and Hardware
  • Custom Millwork & Custom Closets
  • Wood Trims such as Crown Molding, Door Casing, Wall Base and Window Valance
  • Shower Glass & Mirrors
The management activities were extensive in order to maintain schedule and quality control in the extremely fast paced “Las Vegas Style” construction environment.  The following bullet points are examples of some daily/weekly activities:  
  • General Contractor meetings were attended in order to resolve field issues and review constantly fluctuating interior finish schedules.  Production, manpower, and material deliveries were carefully scrutinized and modified to match scheduling requirements. 
  • Gallagher-Kaiser implemented a project specific “progress matrix” in order to accurately track the installation of materials.  Continuous updates to the progress matrix ensured accurate owner billings for each separate contract.
  •  All subcontractor submittals were reviewed for conformance to the plans and specifications.  Coordination with other trades during the submittal process eliminated many future field conflicts.
  • All addendum to the plans and specifications were logged and checked for changes to the original scope of work.  When necessary, change order pricing was submitted with back up documentation to help the client understand the method of pricing.
  • Quality Control was managed by reviewing every typical hotel room, condo and suite upon completion of our scope of work.  Quality Control Logs were maintained and all trade damage was documented in order to minimize additional costs.
  • Daily Foreman meetings were held in order to make sure that all scheduling information received from the General Contractor meetings was accurately relayed to the union installers.  These meetings were also helpful in documenting field issues and scheduling conflicts with other trades.
Adjacent to the Fontainebleau Tower is the Convention Center / Ballroom / Parking Garage Building.  Gallagher-Kaiser was also awarded contracts for this 11 story multi-use building such as Doors/Frames/Hardware, Overhead Coiling Doors, Loading Dock Equipment and Crash Rail Systems.  The daily/weekly management activities described above for the Fontainebleau Tower were also implemented in the Convention/Ballroom/Garage building.  Contractor meeting attendance, progress tracking, submittal review, change order pricing, and ongoing quality control are just a few of the daily activities that took place in order to maintain project schedule and budgets.
